Fields — Frisco, TX

Fields is a 2,545-acre master-planned community in north Frisco, TX — home to the PGA of America headquarters, the Omni PGA Frisco Resort, and the upcoming Universal Kids Resort and Fields West urban village. With luxury new construction homes starting in the $700Ks in Brookside and custom estates from $3.5M in the gated Preserve, Fields offers one of the most compelling lifestyle and investment opportunities in all of North DFW. Zoned to Frisco ISD with no MUD or PID taxes, this community is redefining what it means to live in North Texas.

Is Fields in Frisco the Best Master-Planned Community in North Texas Right Now?

If you've been watching the Frisco real estate market — and I know a lot of you have — there's one development that keeps coming up in every conversation: Fields Frisco. And honestly? The hype is real. This isn't just another master-planned community. This is something Frisco has never seen before, and it may be the most significant real estate opportunity in all of North DFW right now.

Let me walk you through what Fields actually is, who it's for, and why the timing matters more than you think.

Fields is 2,545 acres of live-work-play — and it's just getting started. Named after Texas banker and rancher Bert Fields, Jr., the development is the vision of developer Fehmi Karahan — the same person behind Legacy West in Plano, which completely transformed that corridor and made nearby homeowners very, very happy. Fields is bigger. It sits along the Dallas North Tollway in north Frisco, anchored by the PGA of America headquarters, the Omni PGA Frisco Resort, a UNT campus, and — coming soon — a Universal Kids Resort. At full buildout, Fields is projected to be valued at over $10 billion.

There are two very different ways to buy into Fields right now.

The first is Brookside, where homes start in the $700,000s from builders like Toll Brothers and Britton Homes. This is where families and executives who want a luxury new build — without the eight-figure price tag — are landing. Great schools (Frisco ISD, zoned to Panther Creek High School), trail access, and community amenities make this a strong long-term hold.

The second is The Preserve — a gated, custom home community with lots starting at $500,000 and homes ranging from $3.5 million to $25 million. Golf course views, floor-to-ceiling windows, lot sizes up to an acre, and builders like Shaddock Custom Builders, Sharif & Munir, and Starside. This is executive relocation territory.

Then there's Fields West — and this is the game-changer. Fields West is a $2 billion, 55-acre urban village in the heart of the development. Think Legacy West 2.0: 360,000 square feet of luxury shopping and dining, 350,000 square feet of Class A office space, two signature water features, and a curated lineup of tenants already signing leases. Construction financing of $425 million closed in July 2025. Vertical construction is underway now, with first openings projected for late 2026 into 2027. When Fields West opens, it will reprice everything around it — exactly like Legacy West did for West Plano.

Here's what I tell every buyer who asks me about Fields: the window to buy before Fields West opens is closing. The PGA Championship is coming to Frisco in 2027. The Universal Kids Resort opens in 2026. Fields West retail is scheduled to open in late 2026. Every one of those milestones will be priced into home values by the time they happen. The buyers who act now — in Brookside or The Preserve — are the ones who will look back at 2026 as the year they made a smart move.

One more thing worth knowing: Fields carries no MUD or PID tax assessment — the tax rate is approximately 1.64%, which is low by Frisco new-construction standards. That's real money back in your pocket every month.

Frequently Asked Questions

What schools serve Fields Frisco TX?

Fields Frisco is located within Frisco ISD, one of the most highly regarded school districts in all of North Texas. Current zoning includes Panther Creek High School and Wilkinson Middle School, with a future elementary school planned within the community itself. As with all fast-growing Frisco communities, zoning can shift — always verify the current attendance boundaries with Frisco ISD directly before purchasing.

Is Fields Frisco a good investment in 2026?

The fundamentals are among the strongest in North DFW real estate: no MUD/PID taxes, a low overall tax rate, anchor tenants like PGA and Universal Kids, a $2B urban retail district under construction, and limited land remaining. For buyers planning a 5+ year horizon, Fields offers both lifestyle and appreciation upside that is difficult to find elsewhere in the market right now. The comparison to Legacy West in Plano — where nearby home values rose significantly after the retail district opened — is a meaningful data point.
