New Construction FAQs
Questions About Buying a New Construction Home
Buying new construction comes with its own decisions, from choosing the right community and builder to reviewing contracts, selecting upgrades, and navigating inspections. Here are answers to common questions we hear from buyers considering a new home in North Dallas.
The sales rep in the model home works for the builder, not for you. Having your own agent usually costs you nothing, and it means someone is comparing communities, reading the contract, and protecting your interests at the table. On a purchase this size, you want an advocate on your side.
In most new construction deals, the builder has already accounted for buyer representation in their pricing, so bringing your own agent typically does not raise your price. The key is registering your agent on your very first visit to the community, since some builders require that up front.
Before. Register your agent on your first visit, and ideally bring them with you. Some builders will not honor representation if you have already toured and handed over your information without your agent present. One solo visit can cost you the ability to be represented, so loop us in from the start.
More than most buyers realize. Builders often hold list price to protect community comps, but they will negotiate on upgrades, design center credits, closing cost contributions, and lot premiums. Knowing what a specific builder is motivated to move on, and when, is where an experienced agent earns their keep.
Yes. New does not always mean flawless. We recommend inspections at key phases, including before the drywall goes up and again before closing. A third party inspector who works for you, not the builder, catches issues while they are still easy to fix and still the builder's responsibility.
Lot choice affects resale more than almost any upgrade. Which way the home faces, whether it backs to a greenbelt or a road, proximity to retention areas, and elevation all matter. We help you weigh the premium lots against the ones that quietly hold value, so you are not paying for the wrong things.
The design center is where you choose your finishes, and it is easy to get carried away. We help you focus on the upgrades that add resale value and the structural choices that are hard to change later, and skip the cosmetic ones you can add yourself down the road for less.
Builder contracts are written to protect the builder. Watch the timeline and delay clauses, the earnest money terms, and the appraisal and financing contingencies, including what happens if the home does not appraise. We read these with you before you sign so there are no surprises months into the build.
It depends on the builder and whether the home is already started or built to order. A move-in ready inventory home can close in weeks. A true build from the ground up commonly runs several months to a year. We help you plan your timeline, your lease, and your financing around a realistic completion date.
