Shaf Development
We find the right land and build what the community needs. Retail, homes, and everything in between, all across North Texas.
About Shaf Development
Shaf Development is the development side of our family business. It’s led by Faizal Moosa, Commercial Agent and VP of Shaf Development.
We look for land with real potential. Then we work with cities, tenants, and builders to make it happen. Some projects start with an empty field. Others start with two lots that work better together. Either way, we plan it, build it, and see it through.
Our work includes gas stations, car washes, fast food sites, strip centers, truck stops, townhomes, and single-family home lots. We’ve built in Anna, Sherman, Sachse, Mesquite, Irving, and Dallas.
Our Projects
The City of Anna – Truck Stop & Retail Center
33 acres turned into a full-service truck stop, retail center, and storage facility.
We bought 33 acres in Anna and helped put the city on the map. We worked hand in hand with the City of Anna and the Texas Economic Development Department. Together, we ran water and sewer lines across the freeway. That opened the land up for building. Today, the site has a modern truck stop with a fast food franchise. It also has a truck wash, a multi-tenant strip center, a storage facility, and a mechanic bay where truckers can do maintenance.
The City of Sherman – The Hills of Sherman
A 289-lot home community in Sherman, Texas.
The Hills of Sherman is a master-planned neighborhood with 289 home lots. It offers three lot sizes so builders and buyers have options. There are 172 lots at 50 feet wide, 111 lots at 60 feet wide, and 6 larger lots at 70 feet wide.
The City of Sachse – 36-Unit Townhomes (SOLD OUT)
SOLD OUT. 36 townhomes at Miller Road and George Bush Highway.
We developed a 36-unit townhome project in Sachse. It sits at the corner of Miller Road and George Bush Highway. It’s a great spot with quick highway access. This project is now sold out.
The City of Mesquite – Mixed-Use Project
A convenience store, car wash, strip center, and 12 new homes on one site.
This mixed-use project has a commercial side and a home side. Up front, there’s a convenience store with fast food and a car wash, plus a two-tenant strip center. In the back, we built 12 single-family homes. We connected those homes to the existing neighborhood, so they feel like part of the community.
The City of Irving – Retail Center Near DFW Airport
A Church’s Chicken, gas station, car wash, and lease space just outside DFW Airport.
Right outside DFW Airport, we built a retail center for a client. It has a Church’s Chicken, a convenience store, a gas station, and a car wash. There are also two open spaces for new tenants to lease. With airport traffic all day, it’s a high-visibility spot.
The City of Dallas – Retail Center at US-75 & I-635
Two lots combined into a gas station, car wash, and fast food site at a busy Dallas interchange.
We bought two lots next to each other. Alone, neither one worked. Together, they did. We combined them and built a retail center with a gas station, a car wash, and a fast food franchise. It sits at the busy crossing of US-75 and I-635.
The City of Dallas – PLS Check Cashers
A new PLS Check Cashers store, built to their standards with a 20-year lease.
We became a development partner for PLS Check Cashers. We found a site that met all of their requirements. Then we built the store for them. PLS signed a 20-year lease on the building.
